Using Evidence to Drive Change

August 2026 at a glance

In August, 21.7% of agreed sales fell through, and it took an average of 123 days (around 17½ weeks) to go from agreeing a sale to exchanging contracts.

What the data shows

Transactions slowed in August. The average time from sale agreed to exchange rose to 123 days, up from 116 days in July, and the median rose to 117 days.

Almost half of all sales (48.5%) took more than 120 days to reach exchange, reversing some of the improvement seen earlier in the summer, when that share fell to 43% in June. Only around one in three sales (31.9%) exchanged within 90 days, and just 8.3% within six weeks.

The fall-through rate was 21.7%, below the 23% seen in May and June, but around one in five agreed sales still fails before exchange.

What it means for home movers
